Brief

The Problem

A heritage commercial complex in central Delhi was suffering chronic water ingress on three fronts: basement seepage, podium deck leakage into the parking and retail levels below, and terrace deterioration on the exposed upper level.

The complex had been patched multiple times over its service life with no lasting solution. Our brief was to specify and execute a comprehensive waterproofing program that would perform for the long term — without disrupting the busy commercial tenants.

Methodology

How We Approached It

Our specification used three different waterproofing systems tailored to each environment: PU liquid membrane for the podium deck (handles complex geometry and pedestrian traffic), crystalline system for the basement (negative-side waterproofing that's part of the concrete), and UV-stable acrylic coating for the exposed terrace.

Execution was staged with tenant access always maintained. Night shifts covered the most disruptive substrate preparation work; daytime execution focused on coating application. Daily tenant briefings kept the complex management informed.

Materials

Specification

  • Podium deck: Sika Sikafloor-400 N PU elastic membrane at 2.5mm thickness, with Sika SealTape at all movement joints
  • Basement walls and slab: Penetron Admix crystalline admixture in repair concrete, with Penetron topical application on existing surfaces
  • Terrace: Dr. Fixit Raincoat Coatex UV-stable acrylic coating with fibre reinforcement
  • Concrete repair: Mapei Mapegrout T60 polymer-modified mortar on all spalled and cracked areas
  • Drainage upgrades: New puddle flange drains at podium, replacement of terrace drainage scuppers
Outcome

The Result

Two monsoons post-completion: zero measurable ingress in the basement, no leak reports from podium-level tenants, and the terrace coating is performing as designed under Delhi's harsh UV exposure. The complex management has confirmed the waterproofing program has been their most successful in three decades.
